Prepay Your 2017 Real Estate Taxes

The first installment of 2017 Cook County real estate taxes are due in February 2018. Real Estate taxes for Lake and McHenry County are due in June 2018. However, there may be a tax benefit to prepaying real estate taxes in Illinois and other states before December 31st. Due to the possibility of federal deductions for state and local taxes being eliminated or decreased, it may be beneficial to prepay before year end. We recommend you call Andrew Kelleher or David Buckley at 847-382-9130 before making any prepayments. Guidelines vary by county.

Cook County

  • Request a prepayment bill from the Cook County Treasurer’s office by early December that includes your mailing address and PIN
  • Requests can be emailed or mailed to the Cook County Treasurer, Attention Prepayments, at 118 North Clark Street, Room 112, Chicago, IL 60602
  • Participants can pay the first installment of their 2017 Cook County real estate taxes, which is 55% of their final 2016 real estate taxes paid in 2017
  • Make checks payable to the Co0k County Treasurer
  • Check should include your name, address, PIN, phone number, email address and  “prepayment” in the memo line
  • Prepayment must be postmarked by December 31st
  • Checks can be brought to the Cook County Treasurer’s office or mailed to P.O. Box 805438, Chicago, IL 60680

Lake County

  • The prepayment amount can be no more than the present year taxes
  • Checks can be brought or mailed to the Lake County Treasurer’s Office at 18 N. County St., Waukega, IL 60085
  • Prepayments must be in the Treasurer’s Office no later than December 29th (postmarks not accepted)
  • Make checks payable to the Lake County Treasurer
  • Indicate “prepayment” and the PIN number on your check
  • Note: Refunds will be given only if the taxes calculated are less than the prepaid amount

McHenry County 

  • Fill out and sign the Advance Tax Agreement and return it to the McHenry County Treasurer’s Office with your check by December 29th, 2017
  • Participants’ deposit towards next year’s taxes are held in escrow until tax bills are issued
  • Note the PIN number on your check
  • Deposits are nonrefundable

Note: Tax benefit may be reduced due to Alternative Minimum Tax in 2017. Please remember to advise your tax escrow holder of any prepayment. Prepaying 2017 Illinois and other state income taxes may be beneficial as well.
